Basic description
A group of 21 bungalows built in Mexico in the state of Guerrero under the
working name ICC (Inimayas Community Center) is set in a palm grove on an area of
about 7 hectares on the Pacific coast in the Costa Chica region and it provides an
exceptional environment for an occasional relaxation as well as for a long-term
residence. In addition, it offers a unique opportunity for a profitable
financial investment.
Almost exclusively local natural materials are used for the construction and the whole
area is designed with a maximum sensitivity to the nature and with a respect to
all ecological principles. The surrounding unspoilt nature, including the freshwater
lagoon with its interesting flora and fauna, and the generally sparsely populated region
provide a healthy environment, peace and privacy, while the proximity of Acapulco
Airport (approximately 150 km northwest) provides accessible connections to the world. Lasting
very good relations with the local community as well as with the local government
guarantee an appropriate security.
Scheme and background of the complex
In addition to the bungalows themselves, the complex includes also facilities providing
additional services and ensuring a sufficient level of comfort. These include a swimming
pool, showers and toilets, a restaurant and a bar, a playground, sports
equipment rental, including a pier, etc. (the plan is indicative only). The water
supply is provided by wells with a drinking water treatment plant and the energy
supply is, in addition to a connection to the public electricity distribution system
and a gas cylinders delivery, supplemented by solar panels to ensure a basic
energy self-sufficiency if necessary. There is also an Internet connection available.
Possibilities of a bungalow use and other additional services
- A personal use and a sharing with a family and friends
- A combined use with a possibility of a rental during an absence
- An investment use with a possibility of a permanent lease
(an expected return on investment at 60% occupancy within 12 years; with regard to an
expected inflation much earlier)
- A rental mediation, including related services, can be provided as an additional
service
- In a case of a permanent use, a permanent residence permit (or a Mexican
citizenship) can be secured as an additional service (the standard tourist visa is valid
for a maximum of 6 months only)
Legal information
Due to the conditions determined by the Mexican legislation, a direct ownership of
the real estate discussed is not possible. However, the applied solution slightly copies
the form of a cooperative ownership known from the Czech law.
The person interested in a bungalow therefore buys a right to exclusively use
the specific bungalow, including the relevant land, and a clearly defined right to
use the common parts of the complex (e.g. access roads). Such a right may be resold
or inherited.
